Looks good, except for the timing. "Better to rent" is 1995. Return to that psychology will be about 2010. Othern than that, sounds good.

I was very careless about labeling the dates which were, in fact, something of an afterthought. Feel free to copy the pic, put the dates where you think they should be, email it to me and I'll repost.
